Most Capitola homeowners have already looked at an online estimate before they call me. Those numbers are useful for a starting point, but they often miss why one home sells for more than another just a few blocks away.

Here in Capitola, buyers are very specific about what they value. A home near Capitola Village is not judged the same way as one in Depot Hill, Cliffwood Heights, or Upper Village.

After more than 20 years working with buyers and sellers across Santa Cruz County, I have found that the most useful valuation is the one that explains where your home fits in the market today and what buyers are likely to pay for it.
